Case Study: Blocked Toilet, Broken Inlet Valve, and Broken Mini Tap Flooding Apartment
Swift Response and Effective Repairs: Resolving a Plumbing Emergency and preventing further damage

In July 2024, a tenant experienced a few minor plumbing issues that led to significant flooding in their apartment. The problem involved a blocked toilet, a broken inlet valve, and a broken mini tap. This case study explores the steps taken to resolve the issue and the lessons learned.
The Problem
An after hours call came through, a tenant reported flooding in their apartment coming from their toilet. The flooding had spread to the living room and was getting worse.
Initial Response
The property management team quickly contacted Tradery Plumbing to address the issue. The urgency of the situation was communicated, and the plumber was scheduled to attend the property immediately, arriving onsite with water extraction equipment 40 minutes after the initial call.
Diagnosis and Repair
Upon arrival, the plumber conducted a thorough inspection and identified a blocked toilet, which was compounded by a broken inlet valve and a broken mini tap. The blockage prevented proper flushing, while the broken inlet valve caused continuous water flow, leading to flooding. Additionally, the broken mini tap meant that water to the toilet could not be isolated.
- Blocked Toilet: The blockage was caused by a buildup of debris in the apartment stack work.
- Broken Inlet Valve: The inlet valve for the toilet had been leaking for sometime, but the tenant was yet to report it, causing continuous water flow and flooding.
- Broken Mini Tap: The mini tap that would normally isolate the water to the toilet was broken and no longer closing, contributing to the overall water damage.
The plumber isolated the water to the unit immediately, cleared the blockage and replaced both the broken inlet valve and the mini tap. The repairs were completed promptly, restoring the toilet to full functionality and stopping the flooding.
Additionally, our plumber had brought along a wet vacuum, 3 industrial blowers and 2 dehumidifiers to remove excess water from the apartment. He used the wet vacuum to collect the majority of the water on the floors. He set up the blowers and dehumidifiers and left them there for a few days to thoroughly dry out the carpets and apartment contents. The use of this equipment ensures thorough water removal and prevents mold growth and structural damage.
Outcome
Tradery Plumbing's swift response and effective repairs prevented further damage and inconvenience for the tenant. By bringing the water extraction equipment the plumber was able to address the flooding straight away and start drying out the apartment promptly. The property management team and the plumber worked together to ensure the issue was resolved efficiently. Costs were reduced by having the plumber bring the emergency water extraction equipment, the root problem was solved, and a separate call out for an additional emergency flooding service was avoided.
